A boiler should be serviced every 12 months by a Gas Safe registered engineer — an engineer on the official register for gas work. For an owner-occupier in England, that yearly interval is HSE advice and a warranty condition, not a legal duty. Landlords in England have a separate legal duty: a gas safety check every 12 months on each gas appliance and flue they provide. A service and a safety check are not the same job, and this page sets out what each one means for you.
Why is 12 months the standard boiler service interval?
Twelve months is the interval because boiler manufacturers set it in their instructions, and HSE tells you to follow those instructions. HSE's guidance on maintaining gas appliances and flues says appliances must be maintained in line with the manufacturer's instructions. Where no instructions are available, annual servicing is what HSE recommends, unless the Gas Safe registered engineer advises otherwise.
Effective maintenance means more than a quick look at the boiler. Without specific manufacturer instructions, HSE describes the minimum as checking the physical condition and safe functioning of the appliance, the installation pipework, the ventilation and the flue for deterioration. All of that is work for a Gas Safe registered engineer, not for you.
Work to 12 months. An annual boiler service for the appliance, and — in rented homes in England — an annual gas safety check on top. Both are jobs for a Gas Safe registered engineer.
Is an annual boiler service a legal requirement for homeowners in England?
No law in England requires an owner-occupier to have a boiler serviced every year. HSE still advises homeowners to have appliances maintained regularly and serviced at least annually by a Gas Safe registered engineer. Anyone working on gas appliances in a home must be Gas Safe registered and competent for that particular gas work.
Two things make the annual service close to compulsory in practice. Your boiler's manufacturer usually makes it a warranty condition. The manufacturer's own instructions set the maintenance the appliance was designed around.
A carbon monoxide alarm is a sensible precaution in a home with a gas appliance. HSE is clear that an alarm is no substitute for regular maintenance and safety checks. Treat it as a backstop, not as a reason to skip the service.
How often must a landlord in England arrange a gas safety check?
Every 12 months. Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 as amended requires a landlord to keep relevant gas fittings and flues in a safe condition. Each appliance and flue the landlord provides must be checked for safety at the set interval, by a person of a class approved by HSE — in practice a Gas Safe registered engineer.
A record of the check must be made and kept for two years. Existing tenants must receive a copy within 28 days of the check. New tenants must have one before they move in. Lawful occupiers can ask to see a copy.
What a tenant does or promises does not release the landlord from the duty, except where access is concerned. Where a tenant refuses entry, HSE expects evidence of all reasonable steps: repeated appointment offers, written reminders of the legal duty, contact details left, and the whole correspondence documented. Is a boiler service the same as a gas safety check?
A boiler service and a gas safety check are two different jobs. A safety check tests whether the appliance is safe to use on the day it is inspected. A service is maintenance carried out to the manufacturer's instructions, so the appliance keeps working as designed.
HSE warns against two assumptions. Do not assume an annual service covers every point of a gas safety check. Do not assume an annual safety check counts as effective maintenance. Manufacturers such as Viessmann draw the same line in their own guidance.
Landlords often arrange both on the same visit, which keeps one date in the diary and one engineer on site. The paperwork stays separate: the gas safety record for the legal duty, the service record or Benchmark entry for the warranty. What do boiler manufacturers' warranties ask for?
Nearly every boiler manufacturer makes an annual service a condition of the warranty. The service must be carried out by a Gas Safe registered engineer, to the manufacturer's instructions, and written up. The usual record is the Benchmark logbook — the standard commissioning and service record kept with the appliance — and the manufacturer can ask to see it.
- Worcester Bosch: an annual service is a condition of the guarantee and must be recorded in the service record, which may be requested. Missing it can reduce, limit or invalidate the guarantee.
- Vaillant: annual service by a Gas Safe registered engineer, entered in the Benchmark logbook. Registration within 30 days, otherwise the guarantee falls back to 12 months from installation.
- Ideal Heating: the boiler must be serviced at the end of each 12-month period after installation, or the warranty is void. Register within 30 days for the full term.
- Baxi: registration within 30 days plus an annual service, otherwise cover reverts to the standard one year.
- Glow-worm: an annual service is a guarantee condition from the second year onwards, logged in Benchmark.
- Viessmann: the owner must register the warranty and have the product serviced annually to keep the second and each later year of cover.
Cover is usually limited to boiler components. External system parts such as room thermostats, timers and motorised valves sit outside the guarantee at Vaillant and Glow-worm. Baxi notes that a registered warranty stays with the boiler when a house is sold, and the new owner has to keep up the annual service to hold it.
When is a new boiler's first service due, and is there a window around the anniversary?
A new boiler's first service is due 12 months after the installation date, then every 12 months after that. Viessmann states this plainly in its guidance for homeowners, and other manufacturers count from the same starting point.
There is some room around the date. Baxi allows the annual service to be carried out within 60 days before or after the anniversary of installation without putting the warranty at risk. Other manufacturers word it differently, so read the terms supplied with your boiler before booking late.
Landlord gas safety checks in England have their own window. The Gas Safety (Installation and Use) (Amendment) Regulations 2018 allow the check up to two months before the due date while keeping the original due date. Book early and the anniversary date does not drift forward year after year.
Does an unvented hot water cylinder need servicing as often as the boiler?
An unvented hot water cylinder needs a service once a year, the same interval as the boiler. Heatrae Sadia, which makes Megaflo cylinders, makes annual servicing a condition of the product warranty. The work follows the Maintenance section of the installation instructions and must be done by a competent person.
Seals are the reason the interval matters. They are inspected as part of the annual service and replaced where there are signs of degradation.
