Emergency Boiler Repair

Boiler dead, no hot water, heating off in the middle of winter — call and you get the engineer who will actually come out: seven days a week, evenings and weekends, and at night when it is a real emergency.

From £89 call-out including the first hour

Gas Safe registered · London & surrounding areas · we answer 24/7

A boiler never fails at a convenient moment. When yours goes, the thing that matters is how quickly somebody who knows what they are looking at can get to it — not how quickly a call centre can log a reference number. You ring us, you speak to Frederik, and he tells you honestly when he can be there.

Most breakdowns come down to a handful of things: pressure dropped too low and the boiler has locked out, a failed diverter valve so you have heating but no hot water, a seized pump, a blocked condensate pipe that has frozen overnight, or a fan or PCB that has given up. Tell us the fault code on the display when you call and we usually know what we are coming to and what to bring.

We work across West London seven days a week, from early morning until late evening, and for a genuine emergency we come out at night as well. Ring or message at any hour and you get an answer from the engineer, not a call centre. What we will not do is call everything an emergency: a service, a certificate or a repair that needs a part ordered waits for the morning, and we say so on the phone. We would rather say that than take your money and leave you waiting.

Frederik Marqeshi, FM Power's Gas Safe registered engineer, working at a boiler

What’s included

  • You speak to the engineer, not a call centre or a booking agent
  • Fault diagnosed before anything is charged for parts
  • The price agreed with you before the work starts
  • Common parts carried in the van — many faults fixed on the first visit
  • All major makes: Worcester Bosch, Vaillant, Ideal, Baxi, Glow-worm, Viessmann
  • Gas safety checked before the boiler is left running
  • An honest answer if the boiler is not worth repairing

Evenings and weekends at the same rate. At night we come out for a genuine emergency; planned work waits until the morning. Parts and any time beyond the first hour are agreed with you before we carry on.

Four things worth checking before you ring anybody

They take five minutes and they solve a surprising share of calls. Check the pressure gauge: below about half a bar on a cold system and most boilers will not fire, and topping up through the filling loop may be all that is needed — though a system that needs topping up regularly has a leak and needs looking at properly. Check the programmer and the room thermostat, particularly after a power cut, because a reset clock is the most common false alarm there is.

Check whether other gas appliances work, because if the hob is dead too the problem is the supply or the meter, not the boiler. And in cold weather, check the condensate pipe — the plastic pipe running out of the bottom of the boiler and usually down an outside wall. If it is frozen the boiler will lock out, and a warm cloth or a jug of warm, not boiling, water poured along the outside of the pipe will often clear it. That single fault accounts for a large share of the calls on the first properly cold night of the year.

When to stop and call immediately

If you can smell gas, do not investigate it yourself. Turn the supply off at the meter, open the windows, do not touch electrical switches, get everybody out and ring the National Gas Emergency Service on 0800 111 999. That line is free, staffed around the clock and it is the right first call, ahead of any plumber including us.

The same applies if a carbon monoxide alarm sounds, or if anyone in the house has headaches, nausea or drowsiness that improve when they leave the property. Carbon monoxide has no smell. Turn the appliance off, ventilate, get out, and ring the emergency line. Nothing about a heating bill is worth weighing against that.

What we can and cannot promise about hours

We work evenings and weekends, which covers the times most people actually discover a problem, and for a genuine emergency we come out at night as well. What we do not run is a booking diary that never closes: planned work — a service, a certificate, a repair waiting on a part — starts in the morning. A one-man business that claims round-the-clock cover for everything either does not sleep or does not answer, and the second is what usually happens.

What we will do is tell you honestly when we can be there when you ring, rather than take the booking and let you find out. If we are already out on another call and cannot reach you before morning, we would rather say so in the first minute of the call than in the eighth hour of your waiting.

It is also worth knowing what an emergency visit is for. It is to make the property safe and, where possible, to get heat and hot water back the same day. Where a part has to be ordered we will say so and, where we can, leave you with something working — an immersion heater switched on, or the heating running while the hot water waits for a valve.

What moves the price on a job like this

We give a fixed written price after the survey. These are the things that make one quote differ from another for what looks like the same work.

When you need us
The call-out covers the visit and the first hour. Evenings and weekends are normal working times for us, not a surcharge band.
Whether the part is on the van
Common failures are carried and fixed in one visit. An obsolete or manufacturer-only part means a return visit.
Whether the fault is the boiler or the system
A locked-out boiler is quick. A pressure loss somewhere under a floor is a search, and we agree how long to spend before starting.
Access to the appliance
A boiler boxed in behind fitted units adds time before any diagnosis begins.

How it works

  1. 01

    Call or WhatsApp

Tell us the make of boiler and any fault code on the display. A photo of the screen over WhatsApp is the fastest way.

  2. 02

We give you a real time

You are told when we can get there, honestly. If it cannot be today we say so rather than leaving you waiting in.

  3. 03

    Fault found, price agreed

We diagnose it on site and tell you what it costs before we start. Nothing is fitted without you agreeing to it first.

  4. 04

    Repaired and checked

The repair is made, the gas side is safety checked and the boiler is left running properly before we go.

Questions we get asked

Do you work at night?

For a genuine emergency, yes. No heating in the middle of winter, no hot water in a house with small children, a leak you cannot stop — ring and we come out. Planned work is different: a service, a landlord certificate or a repair that needs a part ordered runs seven days a week from early morning until late evening, and it waits for the morning. You get an answer at any hour either way, and we will tell you honestly which of the two yours is.

I can smell gas — what do I do?

Do not call us first. Ring the National Gas Emergency Service on 0800 111 999 straight away, open the windows, turn the gas off at the meter if you can reach it safely, and do not touch any electrical switches. Call us once it is made safe and we will deal with the appliance.

My boiler has stopped — is there anything I can try?

Check the pressure gauge: below about half a bar cold and the boiler will lock out, and topping it back up with the filling loop sometimes fixes it outright. Check the thermostat and timer are actually calling for heat. In a cold snap, a frozen condensate pipe is a very common cause and warm water poured over the outside pipe often clears it.

Will you fix it on the first visit?

Usually. The common failure parts are carried in the van. If yours needs something ordered, we tell you what it is and what it costs, and we are normally back within a day or two.

What if the boiler is past saving?

We will tell you. If the same boiler has needed three visits in a season, or the part costs more than the thing is worth, throwing money at it does not help you. We would rather quote you honestly for a replacement than keep charging call-out fees.

Which areas do you cover?

West London and around it — Hayes, Uxbridge, Ealing, Hounslow, Harrow, Ruislip, Northwood, Greenford, Southall, Wembley and the surrounding areas. Ring us with your postcode and we will tell you straight away.

Where this comes up in London

The call that comes in on the first properly cold night is almost always the same fault in the same kind of building: a frozen condensate pipe on a converted terrace in Brent, Camden or Hackney, where the pipe was taken down an outside wall because there was nowhere else to put it. We thaw it to get you warm, then say honestly whether it can be rerouted so it stops.
