Heating in Southwark

Dulwich, East Dulwich and Peckham are substantially Victorian, and the larger houses in SE21 and SE22 are among the most extended in south London — loft conversions and rear extensions on houses that already had four bedrooms. As in Wandsworth, the heating question is one of capacity: enough stored hot water for the bathrooms that now exist, and a circuit that can actually deliver heat to the top of a four-storey house. Stored hot water at mains pressure is generally the answer, and the incoming main is generally what decides how good it can be.

Bermondsey and Rotherhithe are a different world. Warehouse conversions along the river have exposed services, long horizontal pipe runs and flue routes constrained by walls nobody is permitted to cut into, and the newer blocks frequently run communal heating with heat interface units rather than individual boilers. Where a building runs a communal system, its own contractor is normally the right call and we will tell you that rather than charge for a visit.

Camberwell, Nunhead and the middle of the borough carry a lot of converted terraces and ex-local-authority flats, with a rental market to match. That means certificates, services and repairs more than installations, and it means turning up when a tenant is actually home. The recurring finding on first visits here is a system that has never been flushed running a boiler that is only a few years old — the pipework outlives several appliances, and it carries everything the previous ones left behind.

What we get called out to in Southwark

  • Capacity for extended Dulwich and Peckham houses

Four floors and multiple bathrooms need stored hot water and a circuit that reaches the top. We calculate both rather than fitting a larger combi and hoping.

  • Warehouse conversions in Bermondsey

Exposed services, long pipe runs and walls that cannot be cut. The flue route decides the design, and it has to be settled at survey.

  • Old pipework under a new boiler

The most common finding on a first visit here. Pipework outlives several boilers and passes on everything they left behind.

Questions from Southwark

Our boiler is only three years old but the heating is poor. What now?

In this borough that usually points at the system rather than the appliance. Pipework and radiators outlast several boilers, and sludge, poor balancing and undersized runs all survive a replacement. We test the system before recommending anything that costs money.

We are in a warehouse conversion. Can a boiler be moved?

Sometimes, and the flue is what decides it. Conversions frequently have restrictions on which walls may be penetrated, so the available flue routes are the starting point. We survey that before discussing appliances.

Do you cover Rotherhithe and Bermondsey?

Yes, along with Peckham, Camberwell, Dulwich and Nunhead. It is the far side of London from our base, so we are realistic with you about timing on emergency calls.
