Heating in Tower Hamlets

Tower Hamlets has the largest concentration of flats in tall buildings in the country, and height genuinely changes the engineering. Above a certain level the flue arrangements available to an individual gas boiler become limited, which is why so many blocks here use communal heating with a heat interface unit in each flat instead. Those units are not gas appliances, do not need a gas safety certificate, and are usually maintained under the building's own contract. We say so on the phone rather than attending, because there is no honest reason to charge for that visit.

Where there are individual gas boilers in blocks, the arrangements are frequently vertical shared flues, and those bring their own regime: inspection hatches, checks that cannot be done from inside a single flat, and a duty on the building owner that individual leaseholders often do not know exists. A proper safety check on that kind of installation is a different piece of work from a check on a house, and skipping the difference is exactly the wrong economy.

Then there is the older Tower Hamlets — the Victorian terraces of Bow, Bethnal Green and Mile End, many converted, and a rental market as busy as any in London. That is conventional work: boiler replacements, repairs, flushing and certificates, in buildings a century and a half old with all the pipework surprises that implies.

What we get called out to in Tower Hamlets

  • Communal heating in tower blocks

A heat interface unit is not a gas appliance and needs no CP12. Where the block holds the contract, we point you to it instead of taking the job.

  • Shared vertical flue systems

They cannot be assessed from inside one flat, and the responsibility sits with the building owner. A safety check on one is a different job from a check on a house.

  • Victorian terraces in Bow and Bethnal Green

Conventional heating work in unconventional buildings — conversions, old pipework and a fast rental market.

Questions from Tower Hamlets

Do we need a gas safety certificate for a flat with communal heating?

If there is no gas appliance in the flat, no. A heat interface unit runs on hot water from the building's plant room, not on gas, so there is nothing for a CP12 to cover. If the flat has a gas hob or any other gas appliance, that does still need checking.

Our block has a shared flue running up through the flats. What does that mean for us?

It means the flue cannot be properly assessed from inside your flat alone, and that responsibility for it sits with the building owner rather than with each leaseholder. Any engineer who signs off an appliance on a shared vertical flue without that wider check is not doing the job properly.

Do you cover Canary Wharf and Wapping?

We do attend, but be aware that a large share of the newer buildings there run communal heating that we would not be the right people for. Tell us what is in your cupboard and we will give you a straight answer before you book.
