Heating in Ealing

Ealing earned the name Queen of the Suburbs because it was built early and built well: large Edwardian and late-Victorian houses around Ealing Common, Ealing Broadway and Hanwell, generously proportioned and generously draughty. A great many of them have been divided into flats, and conversions are where the interesting problems live. One gas supply feeding three or four separate boilers, a meter position that suits nobody, a flue that has to clear a window it never used to be near — these are design questions, not repairs, and getting them wrong is expensive.

In the houses that stayed whole, the constraint is hot water rather than heat. A four-bedroom Edwardian house with two bathrooms and a loft conversion asks more of a hot water system than a combi boiler can deliver, no matter how big the badge on the front says it is. That is why so much of our Ealing work is unvented cylinders — a Megaflo or similar, sized to the number of outlets, with the incoming main checked first because a beautiful cylinder fed by a tired lead service pipe still gives a poor shower.

Then there is the north and west of the borough. Northolt, Greenford and parts of Southall are largely postwar, with a lot of 1960s and 1970s microbore pipework — eight or ten millimetre copper that silts up with sludge and slowly strangles the radiators furthest from the pump. Those systems respond very well to a proper power flush and very badly to a new boiler dropped onto dirty pipework, which is the single most common way to waste money on a heating system.

What we get called out to in Ealing

  • Unvented cylinders for converted Edwardian houses

Two bathrooms and an en-suite in a W5 or W13 house need stored hot water, not a bigger combi. We size the cylinder against the actual number of outlets and check the incoming main before quoting.

  • Flue and flat conversion work

Splitting a house into flats raises questions about flue termination, ventilation and gas supply that a straight boiler swap never does. We survey those before a boiler is ordered, not after it arrives.

  • Microbore sludge in Greenford and Northolt

Eight-millimetre pipework blocks long before a twenty-two-millimetre main does. Cold radiators at the end of the run, a hot boiler and a noisy pump usually mean a flush is needed before anything else is considered.

Questions from Ealing

We have poor pressure in an Ealing house with two bathrooms. Is a bigger combi the answer?

Usually not. A combi heats water as it flows, so it can only ever give one good outlet at a time whatever its output. Two bathrooms in regular use want a stored hot water system — an unvented cylinder — and the first thing to check is the flow rate on your incoming main, because that sets the ceiling for everything downstream.

Do you work on flats in converted houses?

Yes, and they are some of the most common jobs we do in Ealing. Be aware that a conversion often shares a gas supply or a flue route with the flats above and below, so we survey the whole arrangement rather than just the appliance.

Do you cover Southall and Northolt?

Yes, all of the borough — UB1, UB2, UB5 and UB6 included. They are ten minutes from our base in Hayes.
