Heating in Barnet

Finchley, Hendon and Whetstone were built out in the twenties and thirties on a larger scale than most of Metroland: three and four bedroom semis and detached houses, often with a garage and frequently extended since. Size is the theme of the heating work here. A house with twelve or fourteen radiators, two bathrooms and a converted loft is a genuinely large system by domestic standards, and it is routinely running on a boiler chosen for a house half its size because nobody recalculated when the extension went on.

Getting that right is arithmetic rather than opinion. The heat loss of the building sets the boiler output, the number of simultaneous hot water outlets decides between a combi and a stored system, and the incoming main sets what is achievable at the taps. We do that calculation before quoting, which occasionally means telling somebody that the boiler they were sold a quote for elsewhere is a size too small — or a size too big, which wastes money differently but just as reliably.

Golders Green and parts of Hendon add a large stock of purpose-built flats from the thirties, many with their original pipe runs and some still with gravity hot water arrangements. Mill Hill and the north of the borough bring larger detached houses where zoning pays for itself quickly: two or three properly controlled zones in a big house saves more each winter than the difference between two boiler brands ever will.

What we get called out to in Barnet

  • Sizing for extended interwar houses

Fourteen radiators and a loft conversion on a boiler picked for the original house. We calculate heat loss and mains flow before quoting rather than fitting whatever was fitted last time.

  • Back boiler removal in Finchley and Hendon

Still common in the interwar stock. Chimney, flue and old gravity pipework all have to be dealt with, which is why it takes days rather than hours.

  • Zoning large houses in Mill Hill

One thermostat for a four-bedroom house heats empty rooms all winter. Two or three controlled zones cost less than an appliance and save more.

Questions from Barnet

How do we know what size boiler we actually need?

From the heat loss of the building and the number of hot water outlets you use at once, not from the size of the boiler that is there now. An oversized boiler cycles on and off and wears itself out; an undersized one never gets the house warm on a cold morning. We calculate it at the survey and show you the figures.

We added an extension and now the far rooms are cold. Is the boiler too small?

It might be, but pipe sizing is the more common culprit. Extension radiators are often teed off the nearest available pipe rather than run properly from the manifold, so they starve the end of the circuit. We check flow and pipe sizes before recommending an appliance, because a bigger boiler on the same pipes changes very little.

Do you cover High Barnet and Edgware?

Yes, the whole borough. It is a longer drive from our base than west London, so for an emergency we will tell you honestly whether today or tomorrow is realistic.
