Heating in Wandsworth

The terraces of Battersea, Balham, Tooting and Earlsfield are the most extended housing stock in London. Side return infill, rear extension, loft conversion — many houses have had all three, which roughly doubles the heated volume of a building whose heating system was designed around a coal fire and a back boiler. The consequences are predictable: a hot water system serving twice the bathrooms it was meant to, radiators added to circuits that were already at capacity, and a boiler on the kitchen wall doing more than it was ever sized for.

What actually solves that is a system designed as a whole rather than patched again. In practice, for a four-bedroom converted terrace, that usually means a system boiler and a properly sized unvented cylinder, new pipework where the old runs cannot carry the flow, and controls that let the loft and the ground floor be heated separately. It is more work than a swap and it is the difference between a house that is warm everywhere and a house with one permanently cold room that everybody stops mentioning.

Along the river in Battersea and Nine Elms the picture is completely different. Much of the new stock is served by communal heating with a heat interface unit in each flat rather than an individual gas boiler, usually maintained under the building's own contract. We would rather tell you that on the phone than take a booking for a visit that will not help. Where a new-build flat does have its own gas boiler, the common issues are pressure loss and controls rather than anything structural.

What we get called out to in Wandsworth

  • Whole-system design for triple-extended terraces

Side return, rear extension and loft conversion double the heated volume. Patching a fourth time rarely works; designing the system as one thing does.

  • Unvented cylinders for multi-bathroom houses

Two bathrooms and an en-suite need stored hot water at mains pressure. Cylinder size follows the outlet count, and the incoming main sets the ceiling.

  • Heat interface units in Nine Elms and riverside blocks

Not a gas boiler, and usually covered by the building's maintenance contract. We say so before you pay for a visit.

Questions from Wandsworth

We have extended twice and the top floor is always cold. What is wrong?

Usually the circuit rather than the boiler. Extension and loft radiators tend to be added to whatever pipe was closest, so by the time you reach the top floor there is neither the flow nor the pump head left to serve it. The fix is pipework and balancing, sometimes a different pump, and we check that before anyone suggests a new appliance.

Our new-build flat has no boiler, just a metal box in a cupboard. Who fixes that?

That is a heat interface unit, part of a communal heating system, and in most buildings it is maintained under the block's own contract at no cost to you. Send us a photo and we will tell you honestly whether it is ours to work on.

Do you cover Putney and Southfields?

Yes, along with Battersea, Balham, Tooting, Earlsfield and Wandsworth Town. All of SW11, SW12, SW15, SW17 and SW18.
