Heating in Camden

Camden's housing is old, tall and legally complicated. Bloomsbury is Georgian, Hampstead and Belsize Park are largely Victorian villas, and both are heavily covered by conservation area designation and, in places, by listing. As in Kensington, that reverses the usual sequence: the permitted flue route is established first and the appliance chosen to suit it. It also means we spend real time on where a condensate pipe and a gas run can go without appearing on a protected elevation.

The conversion pattern here is more extreme than almost anywhere else in London. A single Victorian villa in NW3 may hold four or five flats, each with its own boiler, all sharing one gas supply and one building. When we take on a job in a building like that, the first questions are about the whole building rather than the flat: how big is the incoming gas supply, what is already drawing on it, and does adding another appliance leave enough. Those are answerable, but not by looking only inside one front door.

Kentish Town and Gospel Oak add smaller terraces and a substantial amount of ex-local-authority stock, plus one of the busiest rental markets in north London. Between the conversions and the lettings, landlord gas safety certificates are a regular part of our week here — and in a converted house, a certificate has to consider the shared parts as well as the appliance, which is exactly the sort of thing a fifteen-minute visit misses.

What we get called out to in Camden

  • Whole-building gas capacity in converted villas

Five flats on one supply is common in NW3. Before adding an appliance we check what the incoming supply can actually carry — a question that cannot be answered from inside one flat.

  • Protected elevations in Hampstead and Bloomsbury

Where the flue may terminate comes before which boiler goes in. That order avoids buying an appliance the building will not permit.

  • Certificates that consider the shared parts

In a converted house the ventilation and flue arrangements outside the flat matter as much as the appliance inside it.

Questions from Camden

We are one of five flats in a converted house. Can we all have combi boilers?

Sometimes, and sometimes the incoming gas supply will not carry it. Every appliance draws from the same service pipe and meter arrangement, so the right question is what the building can supply in total, not what one flat wants. We check that before recommending anything, because the alternative is finding out when the last flat installs and nothing works properly.

Does a conservation area affect a boiler replacement?

It affects the flue rather than the boiler. Conservation status restricts what may be visible, particularly at the front, so the permitted flue route is what we establish first and then choose an appliance to suit. It rarely prevents the work; it frequently changes where the boiler can sit.

Do you cover Highgate and West Hampstead?

Yes, along with the rest of the borough. Camden is a longer run from our base than west London, so for a breakdown we will be straight with you about whether we can be there today or tomorrow.
