Heating in Islington

Canonbury, Barnsbury and the streets around Angel are Georgian and early Victorian, narrow-fronted and often four storeys with a lower ground floor. The lower ground floor is the detail that matters. A boiler in a basement raises questions that the same boiler upstairs does not: how the flue reaches open air, whether the flue route passes through habitable rooms and needs to be sleeved, where the condensate can drain to when there is nothing below it, and how a gas escape would ventilate. None of these are obstacles, but all of them shape the design, and they are what a cheap quote quietly ignores.

The borough also has a very high proportion of flats, both purpose-built and converted, and one of the densest concentrations of ex-local-authority housing in London around Holloway and Finsbury Park. Those blocks are often well built with generous pipework, but many are on their second or third generation of individual boiler, and the radiator sizing still reflects the original scheme. Balancing matters more than badge on a system like that.

Practically, Islington is a dense borough with narrow streets and near-total permit parking, and a fair number of our installations here are in buildings without a lift. That is worth saying out loud when we quote, because carrying a cylinder to a third floor is part of the day, and a price that pretends otherwise is a price that changes later.

What we get called out to in Islington

  • Basement and lower-ground boiler installations

Flue routing, sleeving through habitable rooms, condensate with nothing below it and ventilation all change below ground. We design for them rather than work around them.

  • Balancing in ex-local-authority blocks

Radiators sized for the original communal scheme, running on a modern boiler. Balancing the circuit fixes more of these than another appliance ever will.

  • Access on stairs and permit streets

No lift and a third floor is part of the job. It goes in the quote, so the price you agree is the price you pay.

Questions from Islington

Can a boiler go in a basement flat?

Yes, and it is common here, but the flue and ventilation have to be designed for it rather than adapted. The flue needs a compliant route to open air, any part running through a habitable room has to be sleeved, and the condensate needs somewhere to go when there is no drain below. We work all of that out at the survey.

Our radiators are cold at one end of the flat only. What is that?

In a purpose-built block that is nearly always balancing rather than a fault. The circuit takes the path of least resistance and the far radiators lose out. Setting the lockshield valves properly across the flat costs a fraction of a repair and usually solves it in one visit.

Is there a charge for stairs or parking?

Anything of that sort goes in the written quote for your address before you agree to the work. We do not add access costs afterwards.
