Heating in Kensington & Chelsea
A great deal of this borough is listed or sits in a conservation area, and that changes the order in which the work has to be thought about. On an ordinary house you choose the boiler and then find a flue route. On a listed stucco terrace in SW3 or W8 you establish what the building will permit first — where a flue may terminate, whether an external condensate run is acceptable, whether anything at all may appear on the front elevation — and only then decide which appliance fits those constraints. Doing it the other way round is how people end up with a boiler in a box and no legal way to vent it.
The second constraint is the mansion block. Much of Earl's Court, South Kensington and Chelsea is flats in large purpose-built blocks, and those come with a freeholder, a managing agent and a lease that usually has something to say about alterations, flue positions and access to risers. Individual flats often sit on long horizontal gas runs and shared ventilation arrangements. None of that stops the work; all of it needs establishing before a date is booked, and we would rather spend an hour on it at survey than have a job stop halfway through.
North Kensington and Ladbroke Grove bring in a broader mix — smaller Victorian terraces, converted houses and a significant rental market — where the work looks more like the rest of west London. Across the whole borough, though, one thing is constant: the pipework in a period property is frequently older than anyone realises, with sections of steel or lead still in place behind boxing. Finding that at survey rather than on installation day is most of what a careful survey is for.

What we get called out to in Kensington & Chelsea
Flue routes in listed and conservation-area buildings
What the building permits decides which appliance is possible. We establish that first and specify the boiler afterwards, which is the opposite of the usual order.
Mansion block consents and access
Freeholder permission, riser access and lease conditions are part of the job in SW5 and SW7. We check them at survey, not on the morning of the install.
Old pipework behind period boxing
Steel and lead sections survive in a lot of these buildings. Finding them at survey stage is what keeps a fixed price fixed.

Questions from Kensington & Chelsea
Our building is listed. Can we still have a modern boiler?
In nearly every case yes, but the flue decides the detail. Listing and conservation-area status restrict what may be visible, particularly on a front elevation, so we work out the permitted route before recommending an appliance. It is worth doing in that order — a boiler chosen first can turn out to be one that cannot legally be vented where you want it.
Do we need the freeholder's permission?
For a flat in a mansion block, usually yes for anything that changes a flue, a riser or the external appearance. We will tell you what is likely to need consent at the survey so you can start that conversation early rather than lose an installation date to it.
Do you charge extra for the congestion charge or parking?
We tell you at the quote what the access costs are for your address rather than adding them afterwards. Nothing appears on the invoice that was not in the written quote.
